These Terms explain how Jaari Home Care works, what your booking includes, and your rights when using our services. Please read them together with your booking summary before paying. Our Privacy Policy explains how we handle personal information.

1. Who we are

Jaari is the consumer brand of Jaaree Residential Property Care Services L.L.C S.O.C, a Dubai limited liability company with a single owner, licensed by the Dubai Department of Economy and Tourism (DET).

  • Commercial licence: 1645581.
  • Commercial registration: 2911071.
  • Licensed activity: Residential Property Care Services.
  • Registered address: Office 43–44, owned by Dubai Municipality, Al Fahidi, Bur Dubai, Dubai, United Arab Emirates.
  • Email: contact@jaari.ae.
  • Telephone: +971 52 318 5695.
  • Website: jaari.ae.

In these Terms, “Jaari”, “we” and “us” mean this company. “You” means the customer purchasing our services. Our launch service area is Dubai, UAE.

2. Your booking and agreement

You must have the legal capacity to contract and authority to arrange services at the property. Before paying, review your property details, service period, visit package, selected add-ons, applicable surcharge and total. You accept these Terms through the booking acknowledgement and purchase process.

For an eligible standard booking, the service contract is formed when your payment succeeds for the booking summary you have accepted. We send confirmation of the purchase and its details. An incomplete form, unsuccessful payment or payment-page return alone does not confirm a booking. Contact us if you are unsure whether payment succeeded before attempting to pay again.

A tailored booking requires an agreed written quote and successful payment under that quote. A request for additional or provider-dependent work becomes an agreed service only once its scope, availability, price and required approval are confirmed.

Your accepted booking summary or tailored quote identifies the specific services, quantities, price and period purchased. These Terms set the general conditions. Any expressly agreed variation must be recorded in writing.

The website-use provisions below apply when you use jaari.ae. Browsing does not purchase a service.

3. What Home Care includes

Home Care provides scheduled oversight and agreed routine care while you are away. A visit covers a visual walkthrough of accessible, permitted areas, routine checks, agreed care tasks and a visit report. Depending on the home and your permissions, this includes:

  • Looking for obvious changes such as visible leaks, moisture, damage, unusual smells, visible pests, or signs of intrusion.
  • Checking accessible doors and windows and whether utilities and AC appear to be operating where readily verifiable.
  • Briefly running agreed accessible water points, flushing accessible toilets and observing normal drainage, without dismantling equipment.
  • Recording temperature and relative humidity at agreed room checkpoints and following agreed routine AC instructions.
  • Checking permitted kitchen food-storage areas and handling clearly spoiled perishables only within your separate disposal permission.
  • Retrieving accessible packages or mail where authorised and placing them in the agreed location.
  • Recording what was checked, relevant observations, readings and photographs, and leaving the property secured in accordance with the agreed instructions.

The Property Profile records the home's instructions, permissions, restrictions and relevant known conditions. It is reused for repeat bookings and should be updated when circumstances change. An instruction or permission does not itself purchase an add-on.

Visits are not comprehensive building surveys, technical inspections or continuous monitoring. We do not open technical panels, diagnose faults or promise to detect every condition. There is no fixed visit duration: it depends on the agreed scope, property and findings.

4. Standard packages and service periods

Standard Home Care is purchased for your selected service period. Current base prices for homes with one to four bedrooms are:

4. Standard packages and service periods
VisitsBase package pricePackage validity from service-period start
2AED 4502 calendar months
4AED 8002 calendar months
6AED 1,1004 calendar months
8AED 1,4004 calendar months
12AED 2,0006 calendar months
16AED 2,5006 calendar months

Your booking identifies the actual service dates. Package validity is the outer period for using the visits; it does not automatically extend your selected period. If you need a longer period, contact us so that eligibility or an expressly agreed extension can be confirmed before payment. A form accepting dates does not replace that confirmation. We will not rely on an undisclosed expiry date to remove services we have expressly agreed to provide.

The earliest service-start date offered at launch is the day after booking and payment. It is the beginning of the purchased period, not a promise that the first visit takes place that day. We normally suggest approximately weekly care, but you may choose another eligible package. We schedule exact visits internally and generally distribute them through the service period. You do not select exact visit dates or times during booking.

5. Ongoing Home Care

Ongoing Home Care provides four Home Care visits per service month for AED 750, before applicable larger-home charges, add-ons and separately approved external costs. For a five- or six-bedroom home, the Home Care total is AED 870 per service month.

You pay for the first service month at booking. Before a later service month, Jaari sends a new one-time payment link showing that month's dates, services and amount. Paying that link purchases the next service month. If it is not paid, the next service month does not proceed.

This is not an automatically renewing subscription. We do not automatically charge your card or require you to cancel an automatic renewal. You can stop buying future months by not paying a new link, or tell us that you do not wish to continue.

Service months remain anchored to the original service-start date where practical—for example, 15 October to 14 November, then 15 November to 14 December. A gap or late payment requires us to confirm the next available period; it does not promise uninterrupted care.

If you cancel an Ongoing service month before its first Home Care visit, we refund that month's Home Care fee, including any larger-home surcharge, and unperformed Jaari add-ons. Only expressly approved external costs already irreversibly incurred and any properly chargeable failed-access attempt under section 10 may be deducted. This applies to each separately purchased month.

After that month's first Home Care visit, voluntary cancellation takes effect at the end of the paid month, with no automatic pro-rata refund solely because you decide to stop mid-month. Nevertheless, you may ask us to stop providing the service sooner. Unless you ask us to stop or prevent access, the remaining agreed visits remain available during the paid month. This does not limit refunds or other remedies for non-performance, defective services or any other entitlement under law.

A maximum of one unused customer-side visit may carry into the immediately following paid service month and must be used within 30 days after the original month ends. You must purchase that following month to use the rollover visit; otherwise the allowance expires at the end of those 30 days. Late payment does not extend the rollover deadline. There is no unlimited accumulation or cash refund solely for an expired customer-side rollover allowance. This does not activate another service month without payment. A visit Jaari failed to perform remains owed and is dealt with under section 13, rather than treated as customer rollover. Statutory refund and compensation rights remain unaffected.

6. Larger or unusually complex homes

The surcharge for five- and six-bedroom homes is AED 30 per Home Care visit, added to the package price. Homes with seven or more bedrooms, multiple separate residential structures or unusually complex arrangements require a tailored quote before payment.

If a home initially appears eligible but Handover reveals undisclosed complexity that prevents us from performing the standard scope at the booked price, we may propose a revised scope and quote before the first Home Care visit. You may accept it or cancel and receive a refund for unperformed Jaari services and unincurred add-ons or external costs. We will not impose the higher price unilaterally. Only expressly approved external costs already irreversibly incurred may be retained, subject to your statutory rights.

7. Home & Access Handover

The complimentary Home & Access Handover is arranged after payment, normally through WhatsApp or another agreed contact method.

Handover normally takes place before the first Home Care visit. It confirms access, relevant instructions, permissions, privacy restrictions and the Property Profile. You may optionally pre-fill Property Profile information after payment.

The service-start date, Handover date and first visit date are separate. Handover does not necessarily occur before the service-start date. We must nevertheless have the access, information and permissions needed to perform the first visit safely. If setup is delayed, we will discuss the effect on scheduling and any appropriate remedy.

8. Your responsibilities and instructions

Please provide accurate property and contact information, tell us about relevant hazards or known conditions, and keep your instructions up to date. You must have lawful authority to permit entry and the agreed work, and arrange any required building, landlord or community permissions within your control.

Provide safe access and tell us about occupants, restricted areas, animals or other conditions that could affect a visit. Keep necessary utilities and service arrangements lawfully available for the agreed tasks. Tell us if settings, locks, access permissions or contact details change.

For add-ons, provide suitable instructions, necessary access and any required specific authorisation. Vehicle starting, food-storage checks, food disposal and spending authority are not assumed from a general Home Care booking. We may decline an unsafe or unlawful instruction and will explain any resulting limitation. We remain responsible for our own safety duties, care and legal obligations.

Please securely store cash, jewellery, important documents and other portable valuables before service begins, and identify any restricted areas or particularly fragile items requiring special precautions. Jaari does not undertake an inventory, valuation or safekeeping service for household contents. Our custody of access keys or cards does not mean that we have accepted custody of every item in the property.

9. Access and key custody

We use the agreed access method and take reasonable care of keys, cards and other access items entrusted to us. Access is limited to authorised personnel and the agreed purpose. We do not force entry or use unofficial access arrangements.

At the end of service, we arrange return of access items or continued safekeeping where you expressly agree. Initial key pickup and return, and agreed continued key retention, carry no separate fee. Retaining a key does not authorise visits outside a paid or otherwise expressly agreed service. Report lost items or compromised access to us promptly so that protective action can be agreed.

10. Failed access

Before declaring failed access, we make reasonable attempts to use the approved method and follow the agreed contact or escalation route where applicable. We document the attempt and tell you what needs to happen next.

If the failure is caused by Jaari, the visit is not charged as completed and we reschedule at no additional cost. If it cannot reasonably be provided within the applicable period, section 13 applies.

A failed-access attempt may be chargeable where you have not fulfilled an agreed access responsibility, including arranging required permissions or ensuring that occupants permit access. Any charge must be proportionate to the reasonable loss caused by the failed attempt and cannot exceed the original effective Home Care rate for that visit, including its applicable larger-home surcharge. Unperformed add-ons are not charged. We may waive the first customer-side failed-access charge as a goodwill gesture; this does not create an entitlement to later waivers.

A chargeable failed-access attempt is not a completed home check. We will not issue a normal-condition report for a home we could not enter. Charging remains subject to applicable consumer law.

11. Add-ons and external costs

Add-ons are performed only where purchased, allocated to the relevant visit or occasion, and authorised. Quantities selected during booking do not reserve particular calendar dates.

11. Add-ons and external costs
Add-onJaari feeScope and separate costs
Plant WateringAED 20 per selected visitRoutine watering of normal indoor and balcony household plants under your standing instructions. Large collections may need a quote. No horticultural diagnosis, specialist treatment or full gardening.
Parked Car CheckAED 50 per selected visitVisual tyre and leakage checks; dashboard check and engine start only where authorised and appropriate. No driving, moving the vehicle or technical diagnosis.
Video WalkthroughAED 50 per selected visitAn agreed video walkthrough in addition to the normal photo report, subject to privacy restrictions.
Garden & Irrigation Visual CheckAED 30 per selected visitVisual observations of agreed areas, controller condition and obvious concerns. No manual irrigation, adjustment, repairs or gardening.
Grocery StockingAED 100 per agreed occurrenceAgreed shopping and placement; groceries charged separately at cost.
Professional CleaningAED 50 coordination fee per agreed occurrenceCleaning performed by a third-party provider; provider cost separate.
Pre-Arrival Car WashAED 50 coordination fee per agreed occurrenceThird-party mobile car wash, subject to availability and access; provider cost separate. Jaari does not drive the car.
Moisture Absorber PlacementAED 50 per agreed occurrencePlacement in agreed locations; materials charged separately at cost. No mould treatment or humidity remediation.

We distinguish Jaari's fee, provider charges and goods or material costs. Approved external costs are passed through transparently at cost. We agree costs or an express spending limit before incurring them and provide supporting cost information, including receipts where practical. A quoted coordination fee does not include the provider's work.

12. Prices, tax and payment

Prices are in UAE dirhams (AED). The published Jaari prices are the final service prices; separately selected add-ons and approved provider, goods or material costs remain additional.

Payment is collected through a payment method expressly offered by Jaari. The standard package or first Ongoing service month is payable at booking. Later Ongoing months require their own one-time payment link. The person paying must be authorised to use the payment method.

Card credentials are entered through the payment provider's payment interface; Jaari does not receive or store your full card number or card security code through this booking flow. We receive the transaction information needed to confirm payment, issue records and handle refunds. Failed or cancelled payment does not activate services. We provide a detailed electronic invoice for the purchase.

13. Cancellations, refunds and service remedies

Contact us using the details in section 1 and identify your booking.

Standard Home Care before the first visit

You may cancel for a full refund of the Home Care package and unperformed Jaari add-ons. Handover remains free and is not deducted. Only expressly approved third-party, provider or material costs already irreversibly incurred may be retained, subject to statutory rights and the treatment of a chargeable failed-access attempt under section 10.

Standard Home Care after visits have started

Completed visits and properly chargeable failed-access attempts remain charged. We refund unused visits at the original package's effective per-visit rate: the original base package price divided by the number of visits bought. We do not reprice used visits at the higher rate of a smaller package.

We also refund the AED 30 larger-home surcharge for each unused visit, and per-visit add-on fees for unperformed quantities. For example, an eight-visit package costs AED 1,400, or AED 175 per visit. If three visits have been completed and five remain unused, the base-package refund is AED 875, before refundable surcharge or add-ons and any permitted external-cost adjustment.

Add-ons and external costs

Unperformed add-ons and external costs not incurred are refundable. Expressly approved external costs already irreversibly incurred may be retained. A coordination fee is refundable if coordination has not materially begun. Once the agreed coordination work has materially been performed, the fee relates to a completed service. We explain any deduction, and your rights concerning defective or incomplete work remain unaffected.

Ongoing Home Care

Section 5 explains refunds before a paid month's first visit, voluntary cancellation after visits begin, and the one-visit rollover allowance. Not paying for another month creates no charge for that future month.

Jaari-missed visits and defective services

If Jaari misses a visit, we offer rescheduling at no additional cost or a refund where required by applicable law. Rescheduling does not limit any right you have to choose a refund. Where the visit cannot reasonably be provided within your agreed service period, we refund its original effective rate, unused larger-home surcharge and unperformed add-ons.

We stand behind proper performance of the agreed service for a reasonable period appropriate to its nature, or a longer period expressly agreed. If a service is incomplete, not provided, or delayed so that it can no longer serve its purpose, you retain the remedies available under UAE law, including appropriate full or partial refunds.

Refund processing

Jaari initiates approved refunds within five business days. The final posting time depends on the payment provider or your bank. Contact us if you need the refund reference or status.

14. Scheduling and changes

We schedule visits internally within the purchased period. Special timing requests may be discussed, but are not guaranteed unless expressly accepted. There is no fixed customer-selected visit slot and no advance visit notification by default. Reports are sent after visits.

Tell us promptly if your service period, access or instructions need to change. We will confirm what is possible and any agreed price or scope adjustment before implementing it.

15. Additional and on-demand services

These services are requested during active service rather than offered as initial-booking add-ons:

  • Additional Scheduled Visit — AED 200: an extra agreed visit outside the purchased bundle.
  • Priority Same-Day Visit — AED 300: subject to availability within the 8:00 am–6:00 pm Dubai-time priority-service window; normally request by 2:00 pm. A request is not a guarantee of attendance.
  • Maintenance Coordination — AED 100 per incident: arranging and communicating about appropriate third-party work; contractor costs are separate.
  • Contractor Supervision — AED 100 per hour: agreed attendance and oversight of a contractor's intervention. The approved attendance period and any treatment of partial hours are confirmed before purchase.

We confirm any applicable property-size charge and external cost before you agree. Coordination and supervision are not technical certification, a repair warranty given by Jaari, or permission for Jaari to perform regulated repairs. Priority Same-Day Visit is not an emergency-response service. For an immediate threat to life or safety, contact the relevant emergency service directly.

16. Third-party providers and urgent action

Specialist repairs, outsourced cleaning and car washing are carried out by third-party providers. We identify the provider, agreed work, price and whether you contract directly with that provider or Jaari arranges the work on your behalf before approval.

Providers remain responsible for their work. Jaari remains responsible for its own promised coordination, reasonable care and any responsibilities imposed on it by law.

A Home Care booking gives no unrestricted spending authority. Any standing urgent-spending limit is agreed separately. It may be used under the agreed urgent-action instructions when you cannot be reached and delay could reasonably worsen damage, within the authorised limit. Otherwise we seek approval for additional paid work. Emergency or legally required action is subject to applicable law. Neither this process nor an emergency contact creates a guaranteed response time.

17. Photos and visit reports

Reports and relevant photographs record observations at the time of the visit, including material limitations and incomplete checks; they are not a guarantee of the home's condition between visits.

You can tell Jaari about areas that must not be entered or photographed. We respect agreed restrictions and explain if they prevent a check or evidence from being provided. We avoid unnecessary personal details and use service images for delivering, documenting and administering the service as described in the Privacy Policy. We do not use identifiable home images for public marketing without separate, specific permission.

18. Service boundaries and limits

Jaari is not a security or guarding service, technical-maintenance provider, gardening company or insurer. We do not provide continuous surveillance, overnight house sitting, pet sitting, childcare, cash or valuables management, heavy moving, or specialist technical repairs.

Conditions can arise or change between visits, may be concealed, or may not be reasonably observable during routine checks. Home Care cannot guarantee prevention of theft, leaks, damage, mould, equipment breakdown, utility interruption, pests, plant deterioration or third-party failure. Plant Watering is limited to the purchased visits and agreed instructions. These limits define the service.

19. Responsibility and liability

Jaari is responsible for performing its agreed services with reasonable care and skill and in accordance with applicable UAE law. Nothing in these Terms excludes or restricts rights or liability that cannot lawfully be excluded or restricted, including mandatory consumer remedies and rights to compensation.

Responsibility for loss is assessed under applicable law, including what caused the loss and the parties' respective obligations.

Loss, missing items and property damage

A report of loss, a missing item or property damage does not by itself establish Jaari’s responsibility. Responsibility is assessed from the available evidence and applicable law. The fact that Jaari held an access key or attended the property does not, by itself, establish that Jaari caused the loss or damage.

If you believe Jaari is responsible, please notify us as soon as reasonably practicable after discovery. Describe the item or damage, when and where it was last seen or known to be undamaged, when the issue was discovered, the amount claimed and the reasons you believe it relates to our service. Provide supporting information reasonably available to you, such as photographs, purchase or valuation records, repair estimates, access records or relevant communications.

A customer seeking compensation must substantiate the loss, its value and the basis for holding Jaari responsible, subject to applicable legal rules on evidence and the burden of proof. Jaari will review the information fairly, preserve relevant service records and cooperate with lawful investigations. Reviewing a complaint does not constitute an admission of liability.

Assessment of loss

Where Jaari is legally responsible for loss or damage, compensation is assessed according to the actual loss and applicable law. Relevant factors may include the item’s age, condition immediately before the incident, quality, reasonable repair costs, diminution in value and the cost of an equivalent replacement.

A claim is not automatically valued at the purchase price of a brand-new item or an upgraded replacement.

20. Events beyond reasonable control

An exceptional event beyond a party's reasonable control, such as a serious natural event or legally imposed restriction, may prevent performance. We will notify you as soon as reasonably practicable, explain the impact and take reasonable steps to reduce disruption. We will discuss rescheduling or ending affected services where appropriate. If affected services are ended, we refund unperformed Jaari services and unincurred external costs, subject to applicable law.

21. Complaints and support

Please contact contact@jaari.ae or +971 52 318 5695 with your booking reference, concern and preferred contact details.

You may also use Dubai DET's official Consumer Rights complaint service at consumerrights.gov.ae, or another competent authority.

22. Website use and intellectual property

Use our website lawfully. Do not interfere with its operation, attempt unauthorised access or misuse another person's information. Jaari or its licensors own the website's branding, text, design and other protected content, except where otherwise identified. You may read, save and print information reasonably needed to consider or use our services. Other commercial reuse requires permission or another lawful basis.

General guides provide information rather than a technical assessment of your property. External websites have their own terms and privacy practices.

23. Governing law and courts

These Terms and our service contracts are governed by the laws of the United Arab Emirates as applicable in the Emirate of Dubai. Disputes may be brought before the competent Dubai courts, subject to mandatory jurisdiction rules and any statutory consumer complaint or dispute-resolution process.

24. Changes to these Terms

We may update these Terms for future purchases and identify the effective date. The version accepted for your booking continues to govern that booking unless a change is required by law or expressly agreed with you. Changes will not retrospectively remove accrued rights or increase an agreed charge. The applicable terms and price for a later Ongoing service month are made available before you choose to pay for it.
